FOR THE SECOND DOOR AND BEYOND

The investor playbook

The first rental is straightforward. It is the third and fourth where people hit walls they did not know existed — portfolio caps, how a lender treats rent, and a refinance ceiling that quietly decides how fast you can grow.

The rules that actually govern your growth

20% down, and no insurance available

A property you do not live in needs at least 20% down, and default insurance is not available on it. That also means no 30-year amortisation through the insured channel and slightly higher pricing than an owner-occupied mortgage.

Rental offset versus rental add-back — this is the big one

Add-back lenders count a portion of the rent (often 50%) as income. Offset lenders subtract the rent from the property's own expenses instead, which is dramatically more favourable once you own several doors. Choosing the wrong lender on property two can be what stops you at property four.

Portfolio caps are real and vary by lender

Many lenders stop at four or five financed properties per borrower. Growing past that means moving to lenders that specialise in portfolios, or restructuring how the properties are held. Worth planning before you hit the wall, not after.

The refinance ceiling is 80%

You can only pull equity out to 80% of a property's value. If your plan is to refinance one rental to fund the down payment on the next, that ceiling — not your income — is usually what sets your pace.

Structuring the next purchase

Keep each property's documents in one place — lease, rent roll, tax bill, insurance, mortgage statement. Applications with a complete package underwrite faster and get fewer conditions.

Watch the personal side. Consumer debt and credit utilisation drag on every future application, and they are the easiest thing to clean up.

Time refinances to appraisals, not to the calendar. A strong appraisal is what unlocks the down payment for the next door.

If a property is genuinely awkward — rural, multi-unit, short-term rental history — expect an alternative lender and price that into the plan from the start.

Planning the next door?
