Bond Yields Just Moved: What It Means for Your Mortgage Renewal

This week’s story that my clients are asking about: Macklem warns U.S. deficits could push up Canadian borrowing costs (Canadian Mortgage Trends, October 30, 2026). If you own a home or are planning a move in Vancouver or anywhere in Metro Vancouver, here is what it means in plain English.

This is general information only, not advice for your situation. When you want it applied to your own numbers, the first step is a short Form 1A, then I review your file personally and give you genuine, licensed advice.

What Happened

Canadian Mortgage Trends covered this on October 30, 2026; read the original at the link above. You can read the full release at the source link below. My job is to translate what it means for your mortgage.

My Take

Fixed mortgage pricing tends to follow the 5-year Government of Canada bond, usually with a lag. When yields swing, I watch for lenders repricing over the following days. If your renewal or purchase is within about four months, a rate hold is the simplest way to protect yourself from the next move.

What It Means for Your Mortgage Renewal

If your term ends in the next 12 months, this is the moment to start comparing, not the week your lender’s letter arrives. Many lenders can hold a rate for a period before your renewal date, which gives you a safety net if rates keep moving.

Variable-rate borrowers feel policy-rate changes first. Fixed rates follow bond yields, so they can move before or after the Bank of Canada. Either way, knowing your renewal date, balance and options puts you back in control.

A Note on Rates

Rates change often, so I don’t publish them here. Any rate I quote you personally will include its APR, term and the date it applies.
